General Roofing Questions

How long does a full roof replacement take?
Most residential roofs take 1-3 days depending on size, pitch, and complexity. Factors that add time include steep pitch (requires additional safety equipment), multiple layers to tear off, extensive decking repairs, and complex roof geometries with many valleys and penetrations. We provide an exact timeline before starting and communicate any changes immediately.
How much does a new roof cost in Charlotte?
Residential roof replacements in the Charlotte area typically range from $8,500 to $25,000 for asphalt shingles and $18,000 to $45,000 for standing seam metal. The primary cost factors are roof size (measured in squares — a square is 100 sqft), material choice, pitch/steepness, number of layers to remove, decking condition, and number of penetrations. We provide free, detailed estimates with line-item pricing.
How do I know if I need a roof replacement or just a repair?
General guidelines: If damage is localized (a few missing shingles, one leaking pipe boot, isolated flashing failure), repair is usually the right call. If your roof is 20+ years old with widespread granule loss, multiple active leaks, or visible sagging, replacement is likely more cost-effective. We always give you an honest assessment — if repair makes sense, we will tell you.
What brands of shingles do you install?
We are certified installers for GAF (Master Elite), CertainTeed (ShingleMaster), and Owens Corning (Preferred Contractor) — all American manufacturers. Popular lines include GAF Timberline HDZ, CertainTeed Landmark PRO, and Owens Corning Duration. We help you select the best option for your home, budget, and aesthetic preferences.
Do you use subcontractors?
Never. Every person on our crew is a full-time W-2 employee of Charlotte Roof Master. They are background-checked, drug-tested, trained in-house, and covered by our workers compensation insurance. The team that shows up at your house is our team.

Insurance and Payment Questions

Do you handle insurance claims for storm damage?
Yes. We work directly with your insurance company from initial inspection through final payment. We document all damage with high-resolution photos and detailed reports, meet your adjuster on-site, and ensure your claim covers the full scope of necessary work. Our detailed documentation results in a very high claim approval rate.
Do I have to pay anything out of pocket for storm damage?
You are responsible for your insurance deductible — typically $1,000 to $2,500 for most Charlotte homeowner policies. The remainder is covered by your insurance. We cannot legally waive your deductible, and any contractor who offers to is committing insurance fraud.
Do you offer financing?
Yes. We offer 0% interest financing for up to 18 months for qualified homeowners through our lending partners. We also accept all major credit cards, personal checks, and cash. A new roof should not bankrupt your family, and we will work with you to find a payment plan that fits your budget.
When do I pay?
We do not require a deposit. Payment is due upon completion of the work and your satisfaction with the final walkthrough. For insurance jobs, we work directly with your insurance company on payment timing.

Warranty and Materials

What does your warranty cover?
Every roof comes with two warranties: the manufacturer material warranty (up to 50 years on architectural shingles, lifetime on some metal systems) plus our own lifetime workmanship guarantee. If anything we installed fails due to our workmanship, we fix it free. No fine print, no time limit, no excuses.
What is the difference between architectural and 3-tab shingles?
Architectural shingles are thicker, heavier, and multi-layered — creating a rich, dimensional appearance. They last 30-50 years versus 20-25 for 3-tab shingles. The price difference is typically $1,500-3,000 for an average home, which is easily justified by the significantly longer lifespan.
Should I consider impact-resistant shingles?
In the Charlotte area, yes. Class 4 impact-resistant shingles withstand hail better than standard shingles, and many North Carolina insurance companies offer 10-28% premium discounts for Class 4 rated roofs. The upfront cost premium is typically recovered through insurance savings within 3-5 years.
Can you install a metal roof over existing shingles?
In many cases, yes. Overlaying metal over existing shingles saves on tear-off costs and disposal. However, we must first verify the decking is in good condition — if there is any rot or damage, tear-off is necessary for a proper installation.
Are your materials really American-made?
Yes. GAF manufactures in the USA. CertainTeed manufactures in the USA. Owens Corning manufactures in the USA. Our metal roofing comes from domestic mills. We verify supply chain origin on every material we install. This is not marketing — it is a commitment.

Process and Logistics

Do I need to be home during the work?
We recommend being available for the initial walkthrough and the final inspection, but you do not need to be present during the actual installation. We communicate progress via text and photos throughout the project.
What happens if it rains during my roof replacement?
We monitor weather forecasts closely and plan accordingly. If unexpected rain occurs mid-project, we have tarping procedures to protect your home. Your interior will never be left exposed. If a full rain day is forecast, we reschedule rather than rush.
Will you damage my landscaping?
We protect landscaping with tarps and plywood during tear-off. Debris is directed into our dump trailer or onto protected ground areas. We perform a thorough cleanup including magnetic nail sweeps of your entire yard, driveway, and walkways. We leave your property cleaner than we found it.
Do you handle permits and inspections?
Yes. We pull all required permits through the appropriate jurisdiction (City of Charlotte, Cobb County, DeKalb County, Fulton County, etc.) and schedule all required inspections. Permit costs are included in our estimate.
