It finds every seam, every penetration, every weakness in the membrane — and it exploits them relentlessly. Installing a flat roof correctly requires specialized knowledge, specific materials, and meticulous attention to detail at every seam, flashing point, and drain location.

Flat Roofing Systems We Install

  • TPO (Thermoplastic Polyolefin) — The most popular commercial membrane. Heat-welded seams create a monolithic waterproof surface. Highly reflective white surface reduces cooling costs by up to 30%. 15-30 year warranty depending on thickness. Excellent resistance to UV, ozone, and chemical exposure. Our recommended system for most flat roof applications.
  • EPDM (Rubber Roofing) — Proven synthetic rubber membrane with 50+ years of track record. Excellent flexibility in cold weather, superior puncture resistance, and long-term durability. Available in black (standard) or white (reflective). Ideal for large, uninterrupted roof surfaces.
  • Modified Bitumen — Asphalt-based membrane reinforced with fiberglass or polyester. Installed in overlapping sheets with torch-applied, cold-adhesive, or self-adhering methods. Excellent for roofs with moderate foot traffic. Multi-layer systems provide redundant waterproofing.
  • Spray Polyurethane Foam (SPF) — Seamless, self-flashing insulation and waterproofing in one application. Fills every crack and contour. Excellent for irregularly shaped roofs with many penetrations. R-value of 6.5 per inch provides superior insulation.

Flat Roof Drainage Design

The number one cause of flat roof failure is inadequate drainage. Standing water — known as ponding — accelerates membrane degradation, adds structural load, breeds algae and mosquitoes, and will eventually find its way inside. Every flat roof we install includes a comprehensive drainage plan with proper slope (minimum 1/4 inch per foot), strategically placed internal drains or scuppers, and overflow provisions. We do not install a membrane and hope for the best. We engineer the system to move water off your roof quickly and completely.

TPO: 20-30 years. EPDM: 25-40 years. Modified bitumen: 20-30 years. SPF: 30-50 years with proper recoating every 10-15 years. All of these significantly outlast rolled asphalt or tar-and-gravel.
Can I walk on my flat roof?
Yes, but carefully. We install walkway pads in high-traffic areas to protect the membrane. Avoid dragging sharp objects, wearing high heels, or placing furniture directly on the membrane without protective pads.
Why is my flat roof leaking?
Common causes include failed seams, punctures from debris or foot traffic, deteriorated flashing at walls and penetrations, clogged drains causing ponding, and age-related membrane degradation. We can diagnose and fix all of these.
