Skylight Options

• Fixed Skylights — Non-opening skylights for maximum light in areas where ventilation is not needed. Living rooms, hallways, stairwells, and interior bathrooms. Lowest cost, fewest maintenance requirements.
• Venting Skylights — Manually operated or electric-powered skylights that open to provide fresh air and ventilation. Ideal for kitchens, bathrooms, and any room where moisture and heat build up. Electric models available with rain sensors that close automatically.
• Sun Tunnels (Tubular Skylights) — Compact, affordable option for bringing natural light into small spaces like closets, hallways, laundry rooms, and powder rooms. A reflective tube channels light from the roof through the attic to a ceiling-mounted diffuser. Can be installed in 2-3 hours with minimal disruption.
• Roof Windows — Large, operable skylights installed in accessible roof slopes. Function as both a window and a skylight. Popular for finished attics, lofts, and bonus rooms.

Our Installation Process

We install VELUX, Fakro, and other premium skylight brands. Every installation follows a precise sequence designed to ensure watertight performance for decades:

• Cut the roof opening precisely to manufacturer specifications — not too large, not too small
• Install the manufacturer's specific flashing kit, which integrates with your shingle courses step by step
• Apply ice and water shield membrane around the entire opening for redundant waterproofing
• Set the skylight unit with proper shimming for drainage
• Install step flashing, head flashing, and saddle flashing per manufacturer details
• Weave surrounding shingles into the flashing for a seamless, watertight integration
• Seal the interior light shaft with drywall and insulation to prevent condensation

Skylight Repair and Replacement

If your existing skylight leaks, fogs, cracks, or has lost its seal, we can repair or replace it. In many cases, a leaking skylight does not need to be replaced — it needs to be reflashed. The skylight itself is fine; the flashing around it has failed. We assess the root cause before recommending replacement, which saves you money when reflashing is the correct solution.

For old, single-pane skylights that have fogged or yellowed, replacement with modern double-pane Low-E glass skylights dramatically improves energy efficiency, UV protection, and clarity. The cost of replacement often pays for itself through reduced heating and cooling costs within 5-7 years.
