Common Roof Problems in Charlotte

Charlotte's hot, humid summers combined with frequent afternoon thunderstorms and spring severe weather create unique roofing challenges—hail damage and wind uplift failures are routine. Homes in older neighborhoods like Myers Park and South End have different roof framing and underlayment systems than newer builds, so problems manifest differently depending on age.

• Hail-damaged shingles — Spring and summer storms frequently hail-strike Charlotte roofs, bruising or puncturing asphalt shingles and architectural shingles. Damaged shingles lose granules, exposing the bitumen substrate to UV degradation and water intrusion that wicks into the decking and causes rot.
• Wind-lifted shingles — Severe storm wind uplift peels shingles away from the roof deck, exposing the nails and field course beneath. Water seeps under the lifted shingles and runs along the plywood sheathing, creating decay in the substrate and rafter damage that costs thousands more to repair.
• Ice dams and water backup — Winter ice storms cause ice dams to form at the eave and soffit, trapping meltwater behind frozen gutters. Backed-up water wicks up under the starter course and shingles, running down the inside of the fascia and into attic insulation, where it breeds mold and rots the rim board.
• Flashing failures and leaks — Step flashing around chimneys, pipe boots around roof penetrations, and counter-flashing on dormers corrode or separate over time. Water pools at these junctions and seeps through gaps into the roof cavity, rotting the decking around the flashing and wall framing below.
• Ridge vent leaks and moisture intrusion — Missing or damaged ridge caps and ridge vents allow wind-driven rain to enter the attic. Poor ventilation (blocked soffit vents or undersized attic fans) traps humid air inside, causing moisture to condense on the underside of the roof deck and plywood sheathing, accelerating rot and mold.
• Gutter separation and overflow — Gutters pull away from the fascia or overflow during heavy downpours, sending water down the exterior wall and into the foundation. Debris clogs downspouts, water cascades off the roof edge instead of draining, rotting the soffit and fascia.
• Sagging roof deck and structural settle — Prolonged water exposure causes the plywood roof deck and framing underneath (rafters, joists, trusses) to sag and settle. This creates valleys and low spots where water pools instead of running off, compounding decay and eventually requiring structural repair before any new roofing material is installed.
